Cave Springs Resort Policy / Agreement

We strive to provide our guests with an exceptionally clean, safe, and friendly hotel and resort experience. These Policies/House Rules are considered a part of our reservation agreement with you. As our guest, and as upon your check-in, you are agreeing to all of our Resort Policy/House Rules, terms and conditions, and procedures. These Resort Policy/House Rules are presented here to help promote our guests' safety and enjoyment and to ensure that each guest is aware of the understandings between Cave Springs Resort and the guest. Our Resort Policy/House Rules may change from time to time.
 

Damage Policy

DAMAGE AND/OR THEFT OF CAVE SPRINGS RESORT PROPERTY: You are liable for any damage caused (whether by the deliberant, negligence, or reckless act to the room (s), Cave Springs Resort premises or property caused by you or any person in your party whether or not staying in the room(s), hotel/cabin/airstream/tiny home during your stay. Cave Spring Resort reserves the right to retain your credit card and/or debit card details as presented at registration and charge the credit /debit card in such amounts as it shall in its sole discretion deem necessary to compensate or make good the cost or expenses incurred or suffered by Cave Springs Resort as a result of the aforesaid. Should this damage come to light after the guest has departed, we reserve the right and you hereby authorize us to charge your credit or debit card for any damage incurred to your room or the Resort property during your stay, including and without limitation for all property damage, missing or damaged items, smoking fee (including incense), cleaning fee, guest compensation, etc. We will make every effort to rectify any damage internally prior to contacting a specialist to make the repairs, and therefore will make every effort to keep any costs that the guest would incur to a minimum.

Any and all property (including, but not limited to furnishings, structures, and trailer.) moved (in a deliberate, negligent, or reckless manner) by a primary person and/or their party will be the responsibility of the primary person. The primary person or your party  will be responsible and liable for any and all damages caused by this action. The action of moving Cave Springs Property on or off the premises will be subject to fines and Legal action. 


DAMAGE DISCOVERED AFTER CHECK-OUT: Guest Rooms found with waste scattered around, in complete disorder, and/or "trashed"(subject to Cave Springs Resort discretion) will be subject to a $250.00 maintenance deep cleaning fee, administration fee and/or third-party fees.

DAMAGE TO ROOM: Damage to rooms, fixtures, furnishing and equipment including the removal of electronic equipment, towels, art work, etc. will be charged at 150% of full and new replacement value plus any shipping and handling charges. Any damage to Cave Springs Resort rooms or property, whether accidental or willful, is the responsibility of the registered guest for each particular room. Any costs associated with repairs and/or replacement will be charged to the credit card of the registered guest. In extreme cases, criminal charges will be pursued.

DAMAGE TO MATTRESSES AND BEDDING: Damage to mattresses and linen including; towels, mattress pads, sheets, bedspreads, blankets resulting from the use of body oils, make-up, shoe-polish, etc. will result in a charge for the special cleaning, repair or replacement of the damaged article.

Safety Policy

CANDLE, INCENSE, ESSENTIAL OILS: Candle, incense, essential oils (diffusing, vaporizing, etc.) are prohibited. These items and activities will be treated as smoking, a fine accessed, and the guest(s) may be evicted with no refunds. A $250.00 cleaning fee will be charged to any guest who violates this policy .

NO-COOKING IN HOTEL ROOMS. NO COOKING APPLIANCES, COMBUSTIBLES, OR FIREWORKS CAN BE BROUGHT BY GUESTS: Any use of appliances outside of its intended use, will be sole responsibility of the guest. The safety of our guests, staff, and this facility is extremely important to us. Except for the refrigerator units that the hotel provides, preparation of food in hotel rooms by any type of cooking appliances is prohibited. A minimum fee of $250.00 will be charged for cooking in a room, including, but not limited to hot plates, water heaters, rice cookers, combustible, open flame, barbecue grill, burners, heating appliance or any other item intended for cooking. Open fires, flames or cooking grills, either charcoal or gas, that aren’t provided by the resort, are not allowed anywhere on hotel property. Fireworks are strictly prohibited. All these items will immediately be removed by our staff.

FIREARMS AND WEAPONS: The safety and security of our guests and staff is extremely important to us. Our Firearms and Weapons Policy is designed for the protection of our guests, vendors, staff, and owners, and pertains to the presence of firearms and weapons on resort premises. Cave Springs Resort recognizes that guests and vendors may legally possess firearms or weapons for a variety of legitimate purposes. This policy has been developed to create a safe environment by providing appropriate guidance over the custody of firearms and weapons on our premises.

Guests and vendors who fail to abide by our policy may be asked to leave the resort premises, are subject to trespass and may be subject to further legal action. Exempted from this policy are law enforcement officers and designated military personnel who are on-duty and required to carry firearms in the performance of their duties. No exemption to this policy is allowed for private persons, even those licensed and permitted to carry a firearm openly or concealed under local, state, or federal law, are exempt from this policy. It is our policy to promptly turn over any firearms left on the property to the Dunsmuir Police Department.

ILLNESS AND EPIDEMICS: Cave Springs Resort reserves the right to refuse accommodations to a guest arriving with a contagious disease. In cases where sickness occurs during the stay, please notify the Front Desk staff via text, email or by phone. In the case of serious sickness, you may be requested to receive appropriate health care from a nearby healthcare facility. During epidemics we are entitled to employ precautionary measures within our judgment or as required by local authorities. We may charge you a room cleaning fee as we deem appropriate under the circumstances.

INFESTATION: The cleanliness of our rooms is extremely important to our guests. If you bring any infestation into your room or onto our resort premises, we may charge the primary guest for any and all costs and expenses, including immediate or urgent response requirements and loss of room revenue, that we deem necessary to address the infestation.

ENFORCEMENT: All staff is trained and required to respond to potential violations of our Resort Policy/House Rules. Guests who refuse to abide by the reasonable standards and policies established by Cave Springs Resort for safety of all guests, staff, owners, property, and the operation and management of the Resort will be evicted, with no refund. In addition to the room charge, a minimum $ 150.00 cleaning fee per room will be charged for infraction(s) of our Resort Policy/House Rules.
 

Fire Safety Policy

LIGHTING AND ELECTRICAL APPLIANCES: Please be aware that it is dangerous to cover lamps or other electrical appliances. This might cause overheating and start a fire. Therefore, it is not allowed to cover lamps, tv's, smoke detectors, coffee makers, etc., … using towels, wigs, clothing or any other items.

There are communal fire pits located within the resort. Never leave a fire pit unattended and fully extinguish them when you are done enjoying them. Please do not use portable grills on the picnic tables without protecting the table from the heat and food splatter.

In the event of a fire, please exit the structure/unit immediately via the closest and safest route possible.
 

Check-in / Check-out Policy

CHECK-IN TIME: from 3:00 p.m.

Anyone reserving a room must be at least 21 years of age.  Guests who are under 21 years of age must be accompanied by a parent or legal guardian at all times. Minor children are not to be left alone at the resort for any length of time. 

We must have a major credit card on file for all reservations. Credit cards on file are subject to our standard protocol for fraud prevention and will also be verified to ensure available funds.  Prepaid cards are not accepted.


EARLY CHECK-IN/PRE-REGISTRATION: Early check-in is offered based on availability. 


CHECK-IN REQUIREMENTS: The primary guest must be at least 21 years of age to check in at Cave Springs Resort. In the interests of security and to prevent fraud, guests are required to confirm their identity by providing their valid government issued photo identification (State driver's license, passport, etc.) at check-in if requested. A valid, pre-approved credit card in the name of the guest registration is also required. It is your responsibility to fully understand the manner in which your bank processes pre-authorizations and charges to your credit/debit card. Some banks hold pending authorizations for up to 10 business days.


When you provide our reception with your credit card and/or book online; you give us your consent to use the card as guarantee of the full payment for your stay. 

GUEST REGISTRATION: We require valid contact information from the guest making the reservations including first and last name, address, phone number, valid current email address and signature. The names of all guests occupying the room must be registered.

GUARANTEED RESERVATIONS: All reservations must be guaranteed with a valid major credit card. Guests must be 21 years and older. Reservations must be guaranteed with a credit card. 100% of the cost of your stay will be immediately applied. Your credit card guarantees your reservations. Please make sure to receive a reservation confirmation number when you make a reservation. Cancellation policies may vary based upon room types and rate plans. When making a reservation at the Resort, please review the cancellation policy applicable to your specific reservation to ensure your complete understanding of this policy. In some instances, reservations once made require a full non-refundable prepayment of cancellation within a certain period prior to arrival. Failure to understand and meet the requirements of your cancellation policy might result in cancellation charges on your method of payment provided upon booking.    

Fully prepaid non-refundable reservations will be subject to a No-Show charge equal to the original total deposit amount plus any applicable taxes and fees. Cave Springs Resort is not responsible for weather conditions, personal emergencies, schedule changes or any other event keeping you from being able to stay at the resort on your scheduled booking date and will not be considered derogatory to your cancellation policies.
 

CHECK-OUT TIME: 11:00 a.m. Additional day charge, plus tax may apply for late checkout.


CHECK-OUT: Check-out time is 11:00 a.m.


PAYMENT: All reservations and registration must be guaranteed with a valid major credit card. Pursuant to credit card agreements, credit cards are not valid unless signed by the cardholder. If the registered guest isn’t the card holder or the accompanying guest , a credit card authorization form must be signed in advance. Credit cards must be signed.  All guests are required to present a valid major credit card and government issued photo identification even if guests are planning on paying in cash upon check-out. Checks and foreign currency not accepted.

CHECKS AND CHECK CASHING: We do not accept checks. We do not provide check cashing services.

CREDIT CARD HOLDERS:  Your credit card will be fully charged for the amount pertaining to your stay. If you change your method of payment or change the length of your stay, your bank may not post the changes to your account immediately. Cave Springs Resort has no control over the policies of your bank and will not be held liable for any “insufficient funds” penalties or any other resulting fees or charges. It is your responsibility to fully understand the manner in which your bank processes pre-authorizations and charges to your debit or credit card. Some banks hold pending authorizations for up to 10 days.


DEPOSITS AND GUARANTEES: Deposits and guarantees may be required depending on the policies attached to your reservation.  Regardless of these policies, Cave Springs Resort requires a major credit card at the time of booking to guarantee the room and secure the reservation period.

RESERVATION AND PAYMENT FOR GUESTS BY PRIVATE THIRD PARTIES: Generally, third party payment is not permitted. In the case of paying for a family member if you will not be physically present at the resort, we require prior completion and approval of a Credit Card Authorization form including a copy of your driver's license and the front and back of your signed credit card. You will be responsible for any and all damages and loss. We reserve the right to refuse reservation at any time for any reason.

RATES: All rates are quoted in U.S. Dollars currency. These rates do not include applicable taxes and fees. Rates published daily on Cave Springs Resort or any other website or promotional materials are subject to change at any time and may increase or decrease at the hotel's discretion.

RIGHT TO REFUSE SERVICE: Cave Springs Resort is privately owned and operated. We reserve the right to refuse service to anyone for any reason(s) that does not violate Federal or State laws. Cave Springs Resort has a zero-tolerance policy in which we will refuse to admit or refuse service or accommodations in any of our units or may remove a person, without refund, who refuses to abide by the reasonable standards and policies established by local, state and federal Law and the owners for the operation and management of the hotel. Cave Springs Resort will refuse service or evict a guest for any of the following reasons, but not limited to refusal/ failure to pay for accommodations, being under the influence of alcohol, drugs, or any other intoxicating substance and acting in a disorderly fashion as to disturb the peace or threaten the safety of other guests or Resort personnel, or not complying with state liquor laws; or being unable to properly supervise their children at all times, seeking to use the Resort for an unlawful purpose; seeking to bring into the accommodations/room(s): a firearm, any  explosive or hazardous or toxic substance, that is unlawful to possess and that may be dangerous to other persons; destroys, damages, defaces, or threatens harm to resort property, its personnel, suppliers, contractors or guests; causes or permits persons to exceed the maximum allowable occupancy of room, refuses to abide by the reasonable standards or policies established by Cave Springs Resort for the operation and management of our establishment.

CANCELLATION: 

Cave Springs Resort is not responsible for weather conditions, air quality, personal emergencies, or schedule changes. Reservations must be canceled in accordance with the cancellation policies applicable to your reservations to which you automatically agreed upon completion of your booking. Failing to comply with said cancellation policies may result in charges to your guaranteed payment method. Should your plans change, cancellations are accepted with full refund of payment up to 30 days prior to your arrival date. Cancellations made between 15-30 days of arrival will be subject to 50% of total accommodation. 

Cancellations submitted 14 days or less prior to check-in will not receive a refund.

Cancellations that are requested to utilize a promo code after a reservation has already been made will not be honored. Promo codes cannot be retroactively applied.

Cancellations are only valid when submitted via email or when confirmed by the receptionist. Please look for your email confirmation if you speak with a receptionist. Voicemail cancellations will not be accepted.

It is known that California has wildfires throughout the warmer months. It is the guest(s) responsibility to investigate California fires, smoke conditions, and air quality prior to booking.

For large group/event bookings (7 units or more), guests must email more than 60 days in advance for a full refund. For cancellation requests 31-60 days prior to check-in, a 50% refund will be issued. Cancellation requests 30 days or less will not receieve a refund. This policy will apply to any individuals that have reserved Hotel Rooms/Cabins/Airstreams for any large group and/or event. The group cancellation policy will apply whether or not your booking was made as an individual or as a group.

Refunds will not be given for any unforeseen maintenance issues concerning the pool or cabin hot tubs.

Please note, this policy is subject to change at our discretion and may vary if you book via another platform (Airbnb, VRBO, etc.)

Alcohol Policy

Registered guests of legal age who choose to bring their own alcoholic beverages must consume those in their room and/or the outside common area. Guests are expected to consume alcoholic beverages responsibly. Disruptive behavior will not be tolerated and guests will be asked to leave without refund. Please see Right To Refuse Service above. 
 

Lost & Found Policy

Cave Spring Resort assumes no liability for lost, misplaced, stolen, or damaged valuables or belongings. If you discover that you have left behind something of value to you, please contact us immediately and we will try to assist you in locating your lost item.

FOUND ITEMS: Cave Springs Resort is not responsible for any item left behind by a guest. However, any item, with the exception of perishable items, left behind by our guests and found after departure by Housekeeping will be collected, logged in, and kept in a secure location for collection by the owner for up to Sixty (60) days.

RETURN: In the event you’re not able to pick up your item. Upon your request, reasonably sized items can be shipped. Cave Springs Resort charges a minimum $75.00 handling fee, plus shipping costs to return your item(s). Cave Springs Resort is not responsible for any item lost or misdirected during shipment by the United States Postal Service, UPS or FedEx. Payment must be completed by guests via credit card before items are shipped.
 

Code of Conduct

100% SMOKE-FREE: Cave Springs Resort is a 100% Smoke-Free establishment. For safety and to assure that our facility is not exposed to items or actions that create an odor which is unhealthy and objectionable to our guests and staff, and that is difficult to remove from the air, carpet, walls, and furniture we do not permit smoking tobacco, marijuana, illegal drugs, e-cigarettes, vape pens, vaping, cartridges containing the liquid of nicotine, hookahs, incense, cooking, cigars, candle burning, the use or diffusing of patchouli oil or other strong-smelling plant-based essential oils or synthetic products in our facility or accommodations.

Any room that requires excessive cleaning upon guest departure is subject to a $25 per hour excessive cleaning fee. Our expectation is that guests will treat the property in a respectful manner. Any use of the premises that is beyond the norm, and is considered excessive, may result in the extra charge being applied to the credit card we have on file.

Guests are encouraged to notify staff immediately if they smell cigarette, marijuana, or other objectionable odors. This policy is not intended to stop people from smoking, but to regulate where they smoke and how it affects others. Marijuana is prohibited at all times. A $250.00 cleaning fee will be charged to any guest who violates the smoking policy.

ROOM: Guests are not permitted to move or to remove furniture. Not in the room, or between rooms. It is also not allowed to move or remove the decoration or electrical appliances, or use them for personal purposes other than for which they are intended. Our staff will put everything back in its original place, and possible damage will be charged on your credit card.


CHILDREN: Well behaved children of all ages are welcomed.  With the exception of infants, children are considered a part of the total occupancy for the reserved unit. 


QUIET HOURS: 10:00 p.m. to 7:00 a.m. If you become aware of a disruptive guest, please contact our staff immediately. Televisions, voices, or other devices must be kept at a respectful low level at all times. Doors should be opened and closed quietly. No congregating near other guests' rooms.

POOL RULES

  • No Food or Beverage is allowed into the pool / spa areas

  • No Pets

  • No glassware

  • Please refrain from seat saving. Seats saved for more than 15 minutes without occupants may be subject to item removal

  • Children must be supervised by their guardian at all times. (No lifeguard on duty) 

  • When the pool or spa is opened, guests may use pool and spa areas at their own risk. 

  • Pool is available from 9am-10pm during summer months. Closed from Nov 1 - May 1 

  • Lookout and oak cabin hot tub rules must be followed as posted

Accompanying guests and visitors: All visitors must be approved. No visitor may stay past 8:00pm  As a registered guest, you are responsible for your visitor and accompanying guests at all times.

DO-NOT DISTURB AND ACCESS TO ROOMS: To provide all of our guests with an exceptionally clean and safe experience, we reserve the right to enter your guest room for reasonable purposes, such as for housekeeping, maintenance, verify that the room, its furnishings, and mechanical equipment are intact, or to address or prevent a violation of our Resort Policy/House Rules. Resort staff will knock and announce themselves before entering your guest room, unless we believe that exigent circumstances exist. Management reserves the right to enter a room with a known status of "Do Not Disturb" in the event of an emergency, suspected illegal activity taking place, disturbing other guests, or damage being done to hotel property. In the event of suspected illegal activity, management reserves the right to summon law enforcement to aid in eviction. The right to privacy ends when a Resort Policy/House Rule is broken. Law enforcement will be granted immediate access.

DOGS NOT ALLOWED: Only rooms/units dedicated for pets are dogs permitted. In case of violation, we reserve the right to charge a surcharge of $150.00. You will also be asked to remove your pet from our establishment. Of course, service animals are welcome. There is no surcharge.

If you booked a pet friendly room (Pet fee(s) apply), your pet is expected to be well behaved. Pets should be calm/quiet and not permitted to disturb other guests. Your pet should remain on a leash in public areas at all times. Guests are expected to keep the Resort grounds clean of pet waste. Pets are limited to 1 per designated unit. 

NO IN-ROOM PARTY: Cave Springs Resort enforces a No In-Room Party Policy to ensure we can protect the Resort and our guests at all times. No parties, loud disturbances and/or noise-nuisance are allowed or tolerated on these premises. In the event of a disturbance, one polite request (warning) will be given to reduce the noise. If our request is not followed, the guest will be asked to leave the Resort without refund. Registered guest(s) is responsible for all persons visiting. If found with more "people" not listed on the Guest Registration Form after 9:00 P.M. your stay will be considered a party. You will be ordered to vacate the premises without refund.


PARKING AT OWN RISK: Cave Springs Resort shall not assume liability or responsibility for any vehicle, occupants, or contents while operated or parked at any parking lot or space on the resort. Please park near your assigned cabin, unless prior arrangements have been made. Hotel guests should park in their dedicated hotel spot only. If additional parking is needed, guests must utilize the parking lot behind the hotel.


HOUSEKEEPING/ROOM INSPECTION: This is a limited staff facility. Daily housekeeping isn’t provided for ongoing reservations in the airstreams or cabins. If housekeeping is needed during your stay, please contact us during normal hours.  Housekeeping and Resort staff are trained and skilled in identifying the odors from prohibited items. If our investigation concludes that you have smoked in your room, cooked in a manner inconsistent with the provided amenities for your unit, or brought a prohibited item into our facility, you will be fined, and evicted without any refund.

Special Offer Terms/Conditions: Promotions/Discounts/Special offers terms and conditions can be amended or modified from time to time, including but not limited to by publications on the website, booking engine, promotional emails, and social media. These changes can be made at the discretion of Cave Springs Resort.
